The house is just a 15-minute walk from the dog-friendly Northcott Mouth Beach and the stunning Cornish Coast Path. Only two miles away, you’ll find the popular seaside resort of Bude, home to numerous activities, restaurants, and pubs. For a local dining option, the village pub is just half a mile from the property.

Ground Floor:

Guests can drive right up to the back door for easy access, entering through the utility/boot room directly into the kitchen. The open-plan lounge and dining room at the front of the property provide level access and lovely views over the farmland and out to the coast.

On the ground floor, you’ll also find:

• A spacious double bedroom with a king-sized bed and en-suite shower room with walk-in shower and WC (small step access)

• Twin Bedroom (can be converted into a double) next to the family bathroom with Bath (with grabrail), separate shower, wc & basin

• A fully equipped kitchen and utility room with a side door leading to the level patio, outdoor dining furniture, and the hot tub

• An enclosed garden with children’s outdoor play equipment

 

First Floor

Upstairs, the spacious double bedroom with a king-sized bed (convertible into twins) features Velux windows offering extra light and super views. This room includes an en-suite shower room with a walk-in raindrop shower. Across the landing is a large twin bedroom (can be converted into a double), overlooking the side garden.

Up to three well-behaved dogs are welcome for an additional fee of £20 per dog. Guests are kindly asked to bring dog baskets or cages for their pets.

If you're traveling with a larger group or seeking a bit more privacy, Cosy Cabin next door provides additional accommodation for up to two guests. It’s the perfect solution for those who want a bit of extra space from the main group.

Wet Room and Surfer-Friendly Amenities

For surfers and guests requiring accessible features, a convenient wet room is located just inside the door to the right, complete with a grab rail for the toilet and shower, as well as stools with rubber feet for added stability.

Swimming Pool Access

Guests staying at Little Northcott are welcome to use the swimming pool and other facilities at nearby Court Farm. To enjoy a quieter experience, we recommend booking between midday and 3pm.

Accessibility Information

• Entrance: The main entrance door from the driveway measures 32 inches and provides step-free access.

• Interior: All doorways on the ground floor measure 28 inches and are step-free, except for a small step leading to the rear downstairs double bedroom.

• Wet Room: The wet room has level access and a 32-inch doorway. It features a grab rail for both the toilet and shower, as well as rubber-footed stools for extra support.

• Downstairs Bathroom: The toilet also has a grab rail, ensuring easy use for guests with mobility needs.

• Kitchen and Dining Area: All kitchen worktops, dining tables, and furniture are of standard height.
